Being a busy professional who lived out of state, I took time off of work to help Dad pack up the place with an ambitious goal of getting it ready for showing in about a week. I had found David from an online review and liked the glowing reviews of his other clients--from the first meeting, I was immediately impressed with his knowledge, experience, responsiveness, integrity, and commitment to serving his clients. At our first meeting, he presented us with detailed market research and walked us through the pricing options--I knew right away that we were in good hands and that we could trust him to maximize our chances of a successful sale. He also did a detailed walk-through and gave us specific suggestions on items to repair. He was patient and compassionate and also very professional and a clear communicator. He connected us immediately with trusted contractors for painting, repairs, plumbing as well as carpet and house cleaners and a photographer--all of whom did great work for us. I was amazed at how much we were able to do in just a few days and the place was indeed ready for showing near the end of my week there--no small feat considering that it had not been lived in for a while! I was a first time home buyer and despite all my research I basically had no idea what I wanted and didn't want from a home until I laid eyes on it in person. David was super patient and a wealth of knowledge and we toured dozens of homes over a period of about a year. The market was so hot that homes would go up and sell the same day, and we were almost always able to visit them. With the first house I bid on, the inspectors that he recommended discovered some flaws that ended up scuttling the deal, which led to me finding a better house at a better location later on. We're a military family that wanted to buy a house knowing that we'd likely be looking to sell in 3-4 years. David listened to our "wish list" and came up with some options, but also suggested looking into a new build. Based on what on our wish list and budget, as well as the resale value of a new build, we decided to go that route. David made the process painless, even attending the design meetings at our request to offer his opinion on resale value of specific choices when asked. After 3 years in our home, it was time to sell and move . We listed with David for about $5-10k more than we than we expected, per his recommendation based on the market at the time. We had a full price offer within the week! Going through the appraisal process, a few other listings in our neighborhood pulled out value down to $5k under the offer. Although appraisers rarely change their valuations, David went to work and provided 5-10 examples of other homes in the area that justified our list price. The appraiser changed his mind, directly putting $5k back into our pockets. David didn't have to do that... this equated to less than $200 on his commission, but he still dedicated the time and effort to make a real difference for our family. Finally, days before closing, there were a few minor issues identified as needing fixed before the big day. David met me at our house, toolbox in hand, to help square away the issues. He then walked us through the selling process, answering our questions as we went. David made this a great experience, and we'll definitely call him again if we move back to the area. For a first-time home buyer, David is a saving grace in a market full of misinformation. He was super responsive to our needs when looking for a house, was very responsive in communicating house availability and showing times, and was very patient while we went though house after house. David wasn't pushy or biased, and was keen on spotting if a house needed a new roof or heating system, if any work would be necessary in the house, and even spotted some asbestos we weren't aware of (and avoided, thanks to him). He was able to help us get a house at asking price in a market where homes would sell in less than a day with above asking cash offers. If it were anyone else, I'm not sure we'd be in the home we have now. I cetainly know who I'll call when it comes time for us to move, because no one knows the area housing market better.
