Considering selling your home? We know that when buyers beginning looking for their next purchase, many bring along a list of desired features, but what exactly are buyers looking for and does your home match up? To answer that question, we looked at sales across the Dayton area to determine if certain features are more popular in different communities. Here’s what we found:

Vandalia:

  • 3 Bedroom (25% of homes sold)
  • 2 Bathroom (35% of homes sold)
  • Ranch (31% of homes sold)
  • Brick siding (59% of homes sold)
  • 1 Story (55% of homes sold)
  • 2 Car, attached garage (51% of homes sold)
  • Optimal Price Range: $150,000 - $200,000 (average of 99 DOM vs 111 DOM across all price ranges)*
  • Key features: Fence (63%) Patio (57%) Porch (39%) Walk in closet (27%) Pantry (25%)

Miamisburg:

  • 3 Bedroom (57% of homes sold)
  • 2 Bathrooms (41% of homes sold)
  • 1 or 2 story (84% of homes sold)
  • Ranch (25% of homes sold)
  • Brick siding (51% of homes sold)
  • 2-Car garage (63% of homes sold)
  • Optimal Price Range: $150,000 - $200,000 (average of 64 DOM vs 89 DOM across all price ranges)*
  • Key features: Fence (52%) Deck (39%) Walk-In Closet (38%) Cathedral Ceilings (33%)

Troy:

  • 3 Bedroom (62% of homes sold)
  • 2 Bathrooms (44% of homes sold)
